What Is the Ontario HST Rebate?
Harmonized Sales Tax (HST) in Ontario is a combined 13% tax — 8% provincial and 5% federal — applied to new home purchases. On a $1 million home, that adds up to $130,000 on top of the purchase price. Historically, only a partial rebate was available, and only to first-time buyers.

To put that in perspective: a GTA buyer purchasing a new townhouse at $900,000 could pocket $117,000 in tax savings. On a new condo at $699,000, the saving is approximately $91,000.
Who Is Eligible?
This is where the 2026 program is truly historic. Unlike previous iterations, you do not need to be a first-time buyer to qualify. The rebate is available to:
- First-time home buyers purchasing a new home as their primary residence
- Repeat buyers purchasing a new home as their primary residence
- Investors purchasing a new home to be used as a residential rental property
- Buyers where construction of the home began before March 31, 2026 (for rental property rebate)

Sign Your Purchase Agreement
Your agreement with the builder must be signed between April 1, 2026 and March 31, 2027. This is the most critical deadline.
Construction Must Begin
Construction of your home must begin on or before December 31, 2028.
Substantial Completion
The home must be substantially completed by December 31, 2031 (or December 31, 2029 for some rental property categories).
Primary or Rental Use
The home must be used as your primary place of residence or as a residential rental property.
What About First-Time Buyers?
First-time buyers receive an additional layer of benefit. Alongside the expanded 2026 rebate, Ontario has aligned its earlier first-time buyer provincial rebate with the federal government's effective date of March 20, 2025. This means qualifying first-time buyers who signed purchase agreements on or after March 20, 2025, may be eligible for both the provincial and federal first-time home buyer rebates — separate from (and in addition to) the expanded 2026 program.
