As of May 22, Canada Post workers are preparing for what could be their first nationwide strike since 2018. While this may seem like just a logistics issue, the impact on Toronto’s real estate market — particularly closings, notices, and rent administration — could be serious.

The potential strike — driven by wage, benefit, and digitization concerns — could affect:
📩 Mortgage and title transfer documents
💼 Notices of assessment and legal letters from CRA or city
💸 Rent cheques and property tax mailings
🏡 Closing packages and keys for buyers and lawyers using traditional methods
According to Global News, the strike could involve more than 50,000 postal workers and lead to widespread disruption in urban and rural centres alike.
Buyers and lawyers who still rely on paper-based closings may face setbacks. Missing final paperwork can stall title registration, delaying ownership transfers and move-ins.
Landlords still receiving mailed rent cheques may need to quickly transition to e-transfers or property management software — especially in buildings housing seniors or new immigrants.
Law firms and brokerages may face higher overnight courier costs, particularly during the transition to private delivery alternatives.
If there’s one silver lining, this strike could accelerate industry-wide adoption of digital tools:
🖥️ E-closing systems (e.g. e-Signatures, virtual title transfers)
💳 Rent payment platforms like RentSync or Property Vista
📥 Municipal document portals like MyTorontoPay and Epost Connect
