Canada’s inflation rate cooled to 2.3% in March, according to new data released on April 15, 2025. While that may not make headlines for most, this drop could have a direct impact on the Greater Toronto Area’s housing market — especially with the Bank of Canada’s next rate announcement just around the corner.

According to Statistics Canada, the Consumer Price Index (CPI) fell to 2.3% year-over-year in March — its lowest level since early 2021.
Key contributing factors:
🥫 Slower food price growth
🛢️ Energy prices stabilizing
🏘️ Rents and shelter costs rising at a slower pace
Inflation affects borrowing costs, and borrowing costs affect buyer behaviour. Here’s how this drop may ripple through the housing market:
Lower inflation makes it more likely the Bank of Canada will announce a third straight rate cut on April 16, pushing fixed-rate mortgages even lower.

A falling inflation rate combined with lower mortgage rates makes ownership more attainable. That’s particularly helpful in places like Markham, Durham, and Peel, where affordability is tight but supply has improved.
March sales were down, but new inflation and rate relief could reignite momentum heading into May. Expect to see more showings, more pre-approvals, and more conditional offers.

This inflation dip means:
Better affordability projections
Less urgency from the Bank of Canada
More leverage when negotiating price and conditions
But it also means competition could return quickly — so buyers sitting on the sidelines should consider getting pre-approved now.

With inflation falling and borrowing costs easing, developers may be more inclined to resume launches and advance stalled projects. But trade tensions and material costs are still concerns.
